Caringbah South Roof Clean (No Pre-Treatment)

This ten-year-old white Colorbond roof in Caringbah South, part of Sydney’s Sutherland Shire, had not been properly maintained for quite some time. Like many homeowners, the owner believed Colorbond roofing was “low maintenance” — but even these durable surfaces need periodic cleaning to preserve their finish and warranty.

The property was about to have solar panels installed, and the owner made a great call to have the roof professionally cleaned first. With limited time before installation, a biocide pre-treatment wasn’t possible, meaning we had to tackle the job using careful, detailed pressure cleaning only.

The roof was heavily contaminated with lichen and general dirt build-up — some lichen colonies measured over 130 mm across. Without pre-treatment, every square millimetre needed meticulous cleaning. It was slow, labour-intensive work, but the transformation was dramatic: the dull, grey surface returned to a bright, clean white.

Unfortunately, some of the lichen had already etched into the surface, leaving faint circular marks. These aren’t visible from street level, but they serve as a reminder of how aggressive mature lichen can be — and why early roof maintenance or a biocide treatment is so important. In our experience, a proper biocide pre-treatment can greatly reduce or even prevent these marks.

Given the level of contamination, this roof’s coating warranty would likely have been void — another reason regular roof care matters. While on site, we also cleaned and cleared all gutters both inside and out, ensuring the roof is ready for future storms and its new solar installation.
